Q: QUESTIONS FOR TENANTS

Q: Why bother going to HOMESEEKERs when you're looking for a place to live?
A:

Because we really do value our tenants.

Here are just a few of the services we are currently offering new tenants......
1. View our properties in the comfort of our office, we have photographs of all our houses and apartments available.
2. View our properties online. We have photos of all our properties available and we will gladly email or post them to you.
3. Flexible viewing times have been arranged to enable full-time workers to view properties outside of office hours.
From Monday to Friday, we can now arrange viewings between the hours of 9.30 a.m. and 8.00 p.m. We are continuing to develop new means of providing the best possible service so contact us today and see what we can do for you!

Q: Do we have a waiting list?
A: Yes, we keep a database of enquiries, you can register your requirements by emailing info@homeseekers.ie .  We will contact you should a suitable property come available. 

Q: What happens if tenants don’t pay rent?
A: Homeseekers have strict policies and procedures in the event of defaults in rent payment. We act quickly and professionally to ensure the matter is resolved in a timely and courteous manner thus ensuring our Landlords will not be left with unpaid rent and bills. An integral part of our service to you is to vet all new tenants to ensure that they have favourable references thus reducing the risk of a dispute.

Q: What do you do regarding maintenance?
A: We have a team of qualified tradesmen who are available on call to take care of any job from plumbing to electrical. Part of our service is to alleviate you of mundane maintenance headaches should you so wish.

Q: What if I’m a non-resident?
A: As an Absentee landlord you should be aware that as you reside outside of Ireland, you are subject to a Government Tax of 20% which is deducted from the rental income at source.

Q: Can you find me a home?
A: Homeseekers are constantly sourcing new properties in Galway City. If we do not currently have a property to suit you please fill out our Property Request form and we shall attempt to source a suitable property through our large network of contacts.

Q: Is there a fee for your service?
A:

In the normal course of events, landlords pay for our services.  However, for out of hours appointments for signing leases and for changing tenancy details, reference checking for new tenants and drawing up of new leases we reserve the right to charge and administration fee to tenants.

Q: Do you accept social welfare assistance?
A: We have no difficulty with how the rent is paid as long as the tenants are of good character and have references to prove same

Q: Do you accept pets in your rental property?
A: Some landlords do accept pets with an extra security deposit.  Phone or email when enquiring about a particular property.

Q: What are the hidden costs involved in renting a property?
A: The price quoted on our listings is your basic rent, beyond that you will have to pay refuse charges and any utility charges you incur yourself: i.e. ESB, NTL, Heating Oil etc

Q: How are applications treated once submitted?
A: Interested parties must submit references in writing and completed application form by an agreed time and date following which they will be notified in reasonable time whether the application is successful.  If an application is rejected there is no requirement for the agent to disclose any reason for such rejection and all applicants agree not to raise any objection for not being provided a reason for any rejection for any application.   

 

Q: If I am renting a house with a television set, who is responsible for paying for the tv licence?
A:

The person living in the property must have a tv licence, it doesnt matter who owns the tv
